Plots 5 & 6 Greensyke Court, Dalston

Working for local builders and developers Lattimer Homes, we were commissioned to design various housing and conversions on the site of an outdoor centre and school accommodation outside Carlisle. Plots 5 & 6 begun life as a single storey school building in stone and under a slate roof.  Working with existing plans, we rationalised the design, incorporating many changes to improve the overall accommodation. We produced a full construction package of drawings for the properties and were heavily involved throughout to completion.  We worked with the prospective buyers to ensure that the designs were bespoke to their needs and the end product was an amazing pair of high-quality houses in ample grounds.

Wetheral Pastures – Modernisation and Extension

Weatherall  Pastures

One of our repeat clients asked us to look at a small cottage that they had purchased outside Carlisle, with a view to modernisation and extension.  The property had been left vacant for some years and was in poor condition.  The accommodation was restricted and internal alterations over time had left a poorly executed loft room with a near vertical staircase access.

After extensively surveying the property we set about rationalising the space to create modern usable accommodation.  We designed a rear infill extension to create a spacious open plan kitchen diner with glazed access to the garden.  Upstairs we partitioned off the front bedroom to create a landing and staircase leading to the upper storey loft room, both improving access and fire safety.  We incorporated dormers to the front and rear and were able to include an en-suite dressing room to finish off a sizeable master bedroom with views over the countryside. The property was beautifully finished throughout with one of the clients own bespoke kitchens installed.  What was previously a small dark run-down cottage has been elevated to a spacious and light family home.

Pentonbridge Inn

Pentonbridge Inn

Pentonbridge Inn, Penton, Cumbria

Formally known the Bridge Inn in Penton, Cumbria, the pub was a small local establishment with some basic accommodation at first floor level.  in 2017 we were approached by the client take the existing proposed designs and facilitate the construction phase of the project.

On review, Aditus extensively re-worked the proposed designs to improve the accommodation and circulation in line with the client’s vision.  After re-surveying the whole premises, we proposed a number of beneficial changes, both practical and aesthetic, for which we obtained permission from Carlisle City Council. These included additional accommodation, an altered external appearance, landscaping the re-working of much of the interior.  Following this we produced all the technical drawing packages, working as lead consultant with the interior designers and structural and mechanical engineers.  We were contract administrators and principal designers throughout the construction and ensured delivery of a beautifully crafted building for our client in a safe and timely manner.

We have subsequently been instrumental in further changes to the building, including a re-worked entrance, new car parking and landscaping and additional staff facilities as the business has grown and changed.
